Questions

NRI questions

Can I sell my Kerala property without coming to India?

In many cases yes. You give a Power of Attorney to a trusted person in Kerala, sign it abroad in the right form, and have it stamped in Kerala when it arrives. Your representative then signs the sale deed. Whether this suits your sale depends on the property, the buyer and the bank, so we read the file first.

Why is so much TDS deducted when an NRI sells property?

The buyer must deduct tax on the whole sale price at the capital gains rate, plus surcharge and cess, not only on your profit. A lower or nil deduction certificate can reduce it. See our estimator on the property sale page.

How soon must a Power of Attorney signed abroad be stamped in Kerala?

Under the Kerala Stamp Act, 1959, an instrument executed only outside India may be stamped within three months of first being received in the State. Late stamping can attract penalty, so we plan the courier and the appointment together.

Can you help my elderly parents without long office visits?

Where the law allows, yes. We can visit at home, explain documents in Malayalam and accompany them when their presence is needed. Some steps, such as registration, need presence before the registrar, and we plan those to be short.
