Selling Kerala property from abroad? Plan the TDS before you sign.
When an NRI sells, the buyer deducts tax on the whole sale price unless a lower deduction certificate is in place. We line up the POA, the title checks and the deed, and our CA partner handles the tax paperwork so the proceeds can move to your overseas account.

Questions
Why is TDS deducted on the whole sale price for an NRI?
For a non-resident seller the buyer must deduct tax at the capital gains rate, plus surcharge and cess, on the full sale consideration, not only on the profit. A lower or nil deduction certificate can limit it to the tax actually due on the gain.
What is the long-term capital gains rate for NRIs?
For property sold on or after 23 July 2024 and held for more than 24 months, the long-term rate is 12.5% without indexation, plus surcharge and 4% cess. Shorter holdings are taxed at slab rates. Please confirm your own case with a chartered accountant.
Can the sale money be sent abroad?
Sale proceeds generally go to your NRO account, from where remittance is allowed up to a yearly limit with Forms 15CA and 15CB. Rules and limits change, so we check the current position with your CA before you plan the transfer.
Do you charge fixed fees?
Fees depend on the documents, the number of parties and the offices involved. You receive the scope and the fee in writing before work starts. Government fees, stamp duty and courier charges are paid at actuals.
How long will my work take?
It depends on the authority involved and on how complete your documents are. Registrations, certificates and tax applications move at the pace of the office concerned, so we give you realistic stages rather than a promised date, and keep you updated at each stage.
